Precision Paver Repair: Fixing Sinking & Dipping Surfaces:paver patio repair and restoration by Clear Water Prowash in Columbus Ohio

Why do pavers sink and shift in Columbus?

Pavers can sink or become uneven when the joint sand and base materials underneath the patio begin to erode or wash out. This is often caused by heavy rain, improper drainage, freeze–thaw cycles, or years of natural settling common in the Columbus Ohio area. When the base support weakens, individual pavers may dip or shift creating uneven walking surfaces and potential tripping hazards. If your patio has dipping areas or “puddling” after a rainstorm, the structural base has been compromised.

Clear Water Prowash carefully lifts and re-levels affected pavers using a compacted stone base method designed to restore stability and proper drainage. If water does wick below the surface, it will filter through the under lament stone. After leveling, professional joint sand is installed and the surface can be sealed to help reduce water intrusion and protect the patio from future erosion, weed growth, and organic buildup.

If moisture does reach below the surface, the properly compacted stone base allows water to filter through while maintaining a stable foundation for the paver patio.

We not only power wash with a top of the line rotary surface cleaner machine, we use our instant steam hot water system and hardscape algaecide cleaners. That’s right! We make our own hot water right on site.  Landscape stones and walls are cleaned with our specialty cleaning agents and light pressure washing or power washing.

Do you clean your dishes with cold water? Of course not, because hot water lifts away grease and kills bacteria. Our process can lift contaminants, lesson oil stain appearance, give a deep clean while removing mildew, dirt, algae, weeds and allergens. Power washing can do what pressure washing is unable to, due to the usage of hot water. We accomplish this by pre-treating with a professional grade concrete algaecide cleaner and degreaser without leaving stripes or zigzags like typical power washing wands may. Our surface cleaner leaves a uniform cleaning pattern at no less than 16″ per pass, and our sprayer also uses much less water comparatively. That sure beats a 4″ traditional spray wand pattern and labor intensiveness!

* Any debris will be bagged and hauled away. Joint sand may be removed during this process.

* Oil stains can be removed to a less visible stain but, may not always be completely removed.

Paver Patio Joint Sanding

Your traditional method of sweeping in the sand may not hold your pavers as tightly together versus vibrational compaction. Vibrational compact sanding fills in the paver joints resulting in a tighter bond and more sand quantity versus sweeping alone.  We have tried different methods.  Thru our testing, we find manufacturer recommended rubber roller compaction with Polysweep polymeric ASTM C-144 joint sand provides longer lasting stabilization. Stabilized sand joints will lessen weed growth, insect infestation and sand washout delivers a longer lasting result. To properly compact paver patios, specialized equipment is required. Our Weber MT VPR 450 paver roller is designed to apply smooth, even pressure across large paver surfaces. This controlled rolling process helps stabilize the pavers while minimizing the risk of shifting, cracking, or damage to corners and edges. We provide our clients with the exact same sand as we applied should you have any weed or moss growth in between the timed fame maintenance plan we offer.

*we offer the best no-hazing sand on the market. A proprietary blend of advanced polymers and ASTM C-144 joint sand

*reduces sand wash out

*minimizes paver movement

*inhibits weed and moss growth

Professional Paver & Landscape Stone Sealing in Columbus:

Before & after sealer applied. The sealer brings out the paver patio beauty!

Do you want that “wow” factor when your neighbors see your well maintained and restored paver patio? Our concrete and paver sealers give a richness like no other. Although there are a multitude of sealers available today that are less expensive, they can also lead to major problems in a short period of time. Peeling, white stains, non-effective or inferior results are only a few issues that result from using inferior sealants. Our superior product line not only enhances your expensive patio, it protects it from fading, freeze/ thaw issues, staining, wear & tear, moss, mildew, and algae. The added features are joint stabilization, easier to clean, and maintenance is simple.  Cleaning and a maintenance coat is much cheaper if completed every couple of years.

How often should you seal pavers in Ohio?

To protect against the extreme Ohio freeze-thaw cycle, paver patios should be professionally sealed every 3 to 5 years. At Clear Water Prowash, we use high-solids, breathable sealers that allow moisture vapor to escape, preventing the “white blushing” or peeling common with low-grade retail products. Why Our Sealing Process Outperforms: Preventing “White Stains” (Efflorescence): Most homeowners experience white, cloudy stains after sealing because moisture gets trapped. Our Master Certified technicians use deep-cleaning efflorescence removers before application to ensure a crystal-clear bond. Breathable vs. Film-Forming Sealers: We offer both penetrating sealers (for a natural, slip-resistant matte finish) and film-forming sealers (for that “wet look” enhancement). We select the specific sealer for your project whether it is silane-siloxane, solvent based or acrylic based on your stone’s porosity and your preference. Superior Protection: Our industrial grade sealants include UV inhibitors and antifungal additives. This doesn’t just “beautify”; it chemically hardens the joint sand to inhibit weed growth, ant infestation and protects your pavers from fading in the summer sun. Safety & Traction: We can incorporate anti-skid additives into our sealers, ensuring your pool deck or patio remains safe and slip resistant even when wet. Expert Note: Cleaning and applying a maintenance coat every 3-5 years is significantly more cost-effective than a full restoration. Our Clear Water Prowash employees handle the entire process, from deep steam cleaning to final inspection, ensuring your investment is protected for the long haul. Paver Patio Restoration Questions

Can I just use play sand for my paver joints?

Why Our Sanding Process is “Manufacturer Recommended”: ASTM C-144 Graded Sand: We use professional-grade PolySweep Polymeric Sand. This is a proprietary blend of native sands and advanced polymers that, once activated with water, creates a flexible yet “hardened” joint. The color is the actual color of the sand. It is not dyed. Vibrational Rubber Compaction: Many companies simply sweep sand into the cracks. We use a vibrational plate compactor with protective rubber rollers to “vibrate” the sand deep into the joints. We sweep in and compact twice to fill the joints as much as possible. Result: This eliminates air pockets, creates a tighter bond, and prevents the “hollowing out” of joints that causes pavers to shift. The “No-Haze” Guarantee: Poor quality sand leaves a white, dusty film (haze) on the surface of your stone. Our meticulous cleaning, sweeping, compacting, watering techniques and application process ensures the polymers stay in the joint, not on your pavers.

How often should paver patios be sealed in Ohio?

Most paver patios should be professionally sealed every 3–5 years depending on sun exposure, weather, and traffic. Our budget friendly yearly maintenance plans keep your paver patios beautiful every season without the need to replace the sand every few years.

Why do weeds and moss grow between pavers?

Weeds & moss often grow when joint sand breaks down due to no or little maintenance or proper restoration processes. Professional & skilled training with cleaning, joint sanding, and sealing helps stabilize pavers and reduce weed growth.

Does sealing pavers make them slippery?

Yes, it can if sealer is applied improperly. Clear Water Prowash utilizes specialized professional sealers and application methods for your specific project which is needed to help prevent slippery pavers. Professional paver sealers are designed to have UV protection, antifungal additives, and some enhance color while maintaining safe traction. Special additives may also be applied to help prevent pavers becoming slippery.

What does joint sand do in a paver patio and what kind of sand should be used?

Stabilized sand joints will lessen weed and moss growth, insect infestation and sand washout. We use Polysweep Polymeric Sand which is a proprietary blend of advanced polymers and ASTM C-144 joint sand creating a rock solid joint.

Why is my paver patio sinking? (And how we fix it in Columbus)

Pavers can begin to sink or shift when the joint sand and base materials beneath the patio slowly erode or wash out. Heavy rain, poor drainage, repeated freeze-thaw cycles, loose sand and years of natural settling can weaken the base that supports the pavers. As the foundation loses stability, individual pavers may dip or move, creating uneven surfaces and potential tripping hazards. This is common in the Columbus, Ohio and surrounding suburbs.

Why shouldn’t I power wash my own paver patio?

Most homeowners should avoid DIY power washing because high-pressure wands can easily etch the stone surface and blast out the essential joint sand. The sand will most likely still be intact due to the Clear Water Prowash 3 day process even with high pressure as seen on our YouTube video. Without professional-grade equipment and training, you risk causing structural instability, promoting rapid weed regrowth, and creating permanent etching marks on your pavers. At Clear Water Prowash, our master-certified employees use specialized low-pressure cleaning nozzles and cleaners to preserve the stone’s integrity while achieving a deeper, safer maintenance clean.

Why is a 3-day paver restoration better than a 2-day “all-in-one” process?

A 3-day process is superior because it ensures the pavers and joint channels are 100% dry before the sanding and sealing stages. While 2-day process often traps moisture inside the stone and in most cases the sealer doesn’t penetrate through the entire sand joint versus our process. Our 3-day preservation method not only is a MANUFACTURER APPLICATION PROCESS it also prevents “white blushing,” haze, and premature sand & sealer failure. By allowing dedicated drying days, Clear Water Prowash ensures the polymeric sand bonds correctly and the sealer penetrates deeply, providing a professional finish that lasts years longer than rushed, 2-day alternatives.

The Ultimate Ohio Paver Maintenance Checklist

Keep your outdoor living space beautiful and structurally sound year round. Maintaining a paver patio in the Columbus area requires specific steps due to our heavy clay soil and extreme temperature swings. Follow this timeline to protect your investment:

1. Monthly: Visual Inspections & Debris Removal Clear Organic Matter: Use a leaf blower or plastic rake to remove leaves, grass clippings, and twigs. If left to rot, organic debris can cause tannin stains and feed moss growth. Spot-Check Drainage After a heavy rain, check for standing water. This is an early sign of a sinking base that needs professional re-leveling. Identify Weed Encroachment: If you see “green” in the joints, your joint sand may be failing or need cleaning. Addressing this early prevents shifting pavers.

2. Seasonal: Gentle Maintenance Cleaning by the Clear Water Prowash team (Spring or Fall) Yearly maintenance soft washing with algaecides to remove the debris, algae, mildew and organics. Inspect Joint Sand Levels: Sand should be roughly 1/8″ below the chamfer (beveled edge) of the paver. If you see voids, weeds or moss, it’s time to add in Polysweep sand.

3. Winter: Safe Ice Removal Avoid Rock Salt (Sodium Chloride): This is the #1 killer of pavers in Ohio. It causes “spalling” (pitting and flaking).Use Calcium Chloride: If you must de-ice, use calcium chloride-based products, which are safer for the stone and the environment. Plastic Shovels Only: Never use metal-tipped shovels, which can scratch the protective sealant, chip the paver edges or embed metals into the pavers. This can cause rust stains

4. Every 3–5 Years: Professional maintenance cleaning & sealing Maintenance cleaning: Hire a professional to lift deep-seated oils and biological growth. Sealer Re-application: Re-sealing prevents UV fading and keeps the “wow” factor alive.

Pro Tip: Want to skip the DIY stress? Ask about the Clear Water Prowash Maintenance Plan. Our trained employees (not sub contractors) handle the cleaning, minor repairs, sanding & sealing on a schedule so your patio is always beautiful.
